What home buyers actually received back at closing with a flat fee, full-service buyer’s agent — from ShopProp’s own closings ledger. Published October 14, 2026.
See the Individual ClosingsShopProp has closed more than 4,000 transactions since 2007 (Zillow lists 2,574 team sales, 195 in the last 12 months). This report covers the 114 buyer-side closings from August 2024 through July 2026 whose commission rebate is recorded in our ledger.
The commission a seller or builder offers is usually a percentage of the price. ShopProp’s fee is flat, so the rebate grows with the price of the home.
| Purchase price | Closings | Avg. price | Avg. fee paid | Avg. rebate | Median rebate |
|---|---|---|---|---|---|
| Under $700,000 | 16 | $505,650 | $3,236 | $10,449 | $10,536 |
| $700,000 – $1,000,000 | 21 | $851,700 | $5,027 | $17,776 | $16,505 |
| $1,000,000 – $2,000,000 | 42 | $1,454,092 | $5,670 | $30,304 | $29,442 |
| Over $2,000,000 | 35 | $3,441,986 | $7,837 | $83,303 | $62,930 |
Fee paid = ShopProp’s flat buyer fee on that closing ($1,995 to $7,995 by price and service tier). Rebate = the buyer-agent commission offered, minus that fee, credited to the buyer on the closing statement.

Source. ShopProp’s closings ledger — the same record that lists each closing with its address, sale price, fee paid and rebate on ShopProp Top Results. Nothing in this report is modeled or estimated; every figure is a sum, average or median of recorded closings.
What is counted. Buyer-side closings dated August 13, 2024 through July 27, 2026 with a recorded rebate greater than zero: 114 closings. Closings where ShopProp represented the seller, and buyer closings where no commission was offered (so no rebate), are excluded from the averages. The averages therefore describe what buyers received when a commission was offered, not every purchase.
What the numbers mean. “Average fee paid” is ShopProp’s flat fee on that closing. “Rebate” is the amount credited to the buyer on the closing statement: the buyer-agent commission offered by the seller or builder minus ShopProp’s fee. Medians are reported alongside averages because a few very large purchases pull the averages up.

ShopProp is a full-service brokerage with a licensed Managing Broker on every transaction. Buyer representation is a flat fee — from $1,995, capped at $7,995 depending on price and service tier — instead of a percentage. When the seller or builder offers a buyer-agent commission, ShopProp keeps the flat fee and credits the rest to the buyer at closing. Get your rebate estimate →
