The Numbers
Commission received from escrow: $100,000
ShopProp flat fee: $7,995
Rebate to buyer: $92,005
Ninety-two thousand dollars. Back in the buyer's pocket.
How Buyer Rebates Work
When you buy a home, the seller typically pays a commission that gets split between the listing agent and the buyer's agent. Traditionally, both agents keep their entire share.
ShopProp is different. We charge a flat fee ($1,995–$7,995 depending on the transaction) and rebate the rest directly to you at closing.
Why Most Agents Don't Do This
Simple: they want to keep the money. A traditional buyer's agent on this same transaction would have pocketed the full $100,000.
At ShopProp, our model is built on volume and efficiency. We provide full-service representation — negotiations, contracts, inspections, closing coordination — for a flat fee. The savings go to you.

Full Service, Not Discount Service
Some people assume "rebate" means "less service." Not at ShopProp. Every transaction includes:
- Licensed managing broker oversight
- Expert negotiation
- Contract preparation and review
- Inspection coordination
- Closing support
The difference is efficiency, not quality. We've been doing this since 2007 across 4,000+ transactions.
