How do I buy and sell real estate without a full service real estate broker and receive the commission they would have made?
As a property owner you are a principal of the transaction and can legally be rebated commission with out a real estate license. How is it possible to get the same exposure when I am selling my home and not have to pay a full service broker the commission they make?
Selling agent commission- the commission received by the real estate broker who is representing the seller. Most of the time the broker who is listing your property is not the broker who finds a buyer for it, the buyer is found by another broker. If the broker who is listing your property also has a buyer for the property he/she will most of the time be acting as a dual agent and be receiving both sides of the commission. With a typical full service real estate brokers it is 3% of the sales price. The seller has typically been responsible for paying the buying agent commission which is generally an additional 3% of the sales price with a typical full service real estate broker. Not with ShopProp.
At ShopProp you are doing most of the Listing agent's or Buying agent’s work so the commission you would have been paying is instead saved/made by you. The buying agent commission is something you have to decide on. How much do you want to give the Buying agent? If you put your house in the MLS and put a 3% commission to the Buying agent it has the same commission as most of all the other properties. If you want to put something less you can. The only problem is some real estate agents may be reluctant to show your property if it has less than the 3% commission. It will however show up on all the internet sites that download from the MLS. The other possibility is a buyer sees your home listed on the internet in any of the other sites that show MLS properties (which is most of them) and contacts ShopProp directly. If they contact their own real estate agent and want to see your home, the real estate agent may have no choice but to show it to them regardless of the buying agent commission. In this case you would only be responsible for the buying agent commission you chose to list on the MLS along with the ShopProp fee.

Dual agency- The broker is representing the buyer and seller at the same time. If a property is listed with ShopProp and ShopProp also has a buyer, ShopProp will be acting as a dual agent and receive both the flat ShopProp listing and buying fee.
