  2. FREE - Listing your Property - ShopProp will list your property in the MLS (multiple listing service) and over 100 local broker and news websites. Listing in the MLS is so important because your property shows up on all the brokerage websites like Remax, Coldwell Banker, Windermere, Redfin and so on. You will have the exposure on every real estate Internet site that downloads from the MLS. This is nearly all of them. We will also upload your listing in the ones that don’t, such as Oodle, Google Base, Vast, Yahoo, HotPads, Trulia, Zillow, Geebo, OLX, Backpage, DotHomes and Others.   3. FREE - Showing your home – ShopProp will refer all phone calls and showings to you directly. If you are offering a selling office commission (commission paid to the agent that represents the buyer) ShopProp agents and other licensed agents will call to schedule appointments when they have potential buyers that want to see your property. If the property is Vacant you can elect to allow agents to access the Key Box and show without scheduling an appointment. You can also show the property yourself to potential buyers. If you elect to offer a $0 commission and the buyer represents themselves and works directly with you on the purchase of your property, congratulations you will not owe us a dime.
  4. FREE - Receiving an offer – if you elect $0 commission the offers will come directly to you.
  5. FREE - Inspections and Closing – if you elect $0 commission when you have accepted an offer on your property you will coordinate the closing with escrow.

  3. Showing your home - ShopProp agents and other licensed agents will call to schedule appointments when they have potential buyers that want to see your property.   4. Receiving an offer - ShopProp will present you with any offers from buyers that we represent and help you through the negotiation process. ShopProp will also present you with offers from other agents. ShopProp will handle all the documents in the offer process as well as help you with any questions you might have.
  5. Inspections and Closing - When you have accepted an offer on your property a ShopProp transaction coordinator will help you through the inspection and escrow process as well as handle the paperwork needed to finish the transaction.
  6. What's the catch – ShopProp receives the benefit of being able to advertise your listing and receives a $1495 commission. We can offer this service because with the technical advances we have seen in the last 10 -15 years it has become easier and easier to represent the seller. The reality is that because of these advances most commissions have come down in most industries. Most agents and brokerages are fighting hard to keep commissions artificially high.

Selling Office Commission- This is the commission that is paid to the agent that is representing the buyer. On most properties listed for sale in the MLS (multiple listing service) it is 2-3% of the sales price, but you can decide to offer 0%. This is up to you. Remember that most agents won’t show your property if you are offering 0% commission because they won’t get paid unless they have an agreement with the buyers like we do at ShopProp. Even if you elect 0% commission your property will still be listed for sale on all the major sites. So if a buyer sees it they may come directly to you or ShopProp. If you offer a Selling Office Commission you will be required to pay it. If ShopProp represents the buyer the Selling Office Commission will go back to them based on our commission rebate schedule. The good news is if you decide to offer a Selling Office Commission ShopProp will market your home with the tag line “Have ShopProp represent you on the purchase and receive a large portion of the Selling Office Commission” This makes your property that much more attractive to potential buyers.
