When you buy a house or property with a traditional agent you rarely hear about or see the commissions both the buying agent and selling agent are receiving. With ShopProp not only will you hear about the commission, you will receive it. Now smart buyers are trying to save commission by going directly to the listing agent. In our opinion this is a huge mistake.

  1. The listing agent does not represent you.
  2. The listing agent doesn’t want to give up the commission even though they are essentially being paid twice.
  3. Why try and negotiate getting some of the buying agent commission back with the listing agent when ShopProp already gives you back the commission and represents you, not the seller.

If the house you are buying cost $450,000 you could receive a check for $11,505 at closing. When you have ShopProp represent you on the purchase ShopProp collects the buying agent commission and shares it with you.

Here's how it works:

  1. Find a house you want to buy, use the tools on our website or any other website
  2. Drive by the properties you are interested in
  3. ShopProp agents will:
    • Schedule a time to show you the inside of properties you are interested in.
    • Do a Comparative Market Analysis (CMA) for you, when requested.
    • Write up your offer and negotiate with the seller or the seller agent
    • Schedule your Inspection with the seller or listing agent
    • Be present during the inspection process
    • Help your loan officer getting all appropriate documents to closing.
  4. The best part is upon closing ShopProp will write you a check for the commission minus our fee upon your lenders approval. If your lender does not approve the commission back after closing you can use the commission toward your closing costs, prepays or take it off the price of the home. If you need help finding a lender that is familiar with giving commissions to buyers, let us know and we can send you a list
  5. Your commission checks will be issued 10 days after closing.

It's that simple.

Fees
You never pay an upfront fee with ShopProp. Our fee is subtracted at closing and the amount varies only by the number of services you require. Services are defined as: Showings, Offers(3 offers=1 service) and all the paperwork that is required to close, in person appointments with our agents or being present during an Inspection (a licensed agent is generally required to be onsite during an inspection.)

  • 1 service $1995
  • 2 to 5 services: $2995
  • 6 services: $3995 (for homes over 1 million our minimum commission is $3995)
  • 7-8 services: $4995
  • Unlimited $5995

Example: If you buy a house for $450,000 with ShopProp as your buying agent and during the process you requested zero showings and we wrote up 3 offers, ShopProp would receive a commission of $13,500 from the seller. ShopProp would keep $1,995 and give our buyer (you) a rebate of $11,505 that you can take toward closing costs or take a check after closing. Remember if you use a traditional full commission agent the $11,505 is money that would normally go to them, not to you.

Walk-through the Buying Process

The Buying Process
  1. Find properties you are interested in - Use our property search above or any other search tool to find a property that meets your criteria and save them in your property organizer. If you find a property listed with another agent or while driving a neighborhood, feel free to call or email us to find out what your ShopProp Rebate will be.
  2. Drive by the properties you are interested in - When you have narrowed down the properties with our search tool drive by the properties you are interested in.
  3. Schedule a showing agent tour - When you find properties you would like to see inside, call or email us and a ShopProp showing agent will schedule a time that is convenient for you to meet them at the properties.
  4. Ready to make an offer - If you are unsure what to offer, one of our negotiators will provide you with a CMA and talk to you about price. Our negotiator will call before hand and talk to the seller to try and get an idea of what price the seller may or may not consider. This save our clients time and money.
  5. Make an offer on the property - At this point in the transaction ShopProp operates as a full service agent. When you are ready to make an offer a ShopProp negotiator will write up and submit the offer to the seller.
  6. The seller accepted our offer, now its time for inspection - This is another important part of the transaction. A ShopProp agent will be there for the inspection and then one of our negotiators will write up and help you negotiate repairs and or cash credit for repair items that were pointed out in the inspection report.
  7. Offer accepted, inspection contingency is satisfied and now we are in escrow - A ShopProp transaction coordinator will help you through the escrow process and help you get all the information from your lender to escrow. When loan docs are at escrow a escrow officer will call you for a closing appointment. You will sign your closing docs and receive your keys to your new home.
  8. The ShopProp Rebate -
    assuming that you didn’t use your commission toward your closing costs, ShopProp will send you a check within 5 days of closing.
