How ShopProp works for the Buyer:

1. 

Find properties you are interested in - Use our search tool to search the MLS for a property that meets your criteria and save them in your property organizer. If you find a property listed with another firm or by driving a neighborhood, feel free to call or email us to find out what the ShopProp Rebate will be.

2.

Drive by the properties you are interested in - When you have narrowed down the properties with our search tool drive by the properties you are interested in.

3.

Schedule a showing agent tour - When you find properties you would like to see on the inside, call or email us and a ShopProp showing agent will schedule a time that is convenient for you to meet them at the properties.

4.

Make an offer on the property - When you are ready to make an offer a ShopProp transaction coordinator will write up and submit the offer to the seller. We will also help you through the negotiation process.

5.

Offer accepted and put into escrow - Once the offer is accepted, a ShopProp transaction coordinator will help you through the inspections and escrow process. You can use the ShopProp rebate toward your closing costs, prepay your mortgage or take it off the price of the property. Loans vary in the way the rebate can be used, please check with your loan officer for the best way to structure your loan to take advantage of the ShopProp rebate.

What's the catch? We are still being paid a commission by the seller, but we only take $1,995 of the commission and the rest we rebate back to our customers.

The above offer includes one of our showing agents coordinating a time to accompany you to 3 showings of your choice and writing up and negotiating the offer. For our customers that need UNLIMITED SHOWINGS and for us to write multiple offers. No Problem, the rebate that you receive is only reduced by an additional $1995 for as many showings as you need. Our commission will never exceed the commission already paid by the seller.

Example if you have more than 4 showings:

1. 

You have our showing agent with you on unlimited showings.

2.

You have ShopProp offer $480,000 for a piece of property and it is accepted by the seller.

3.

The Buying Agent Commission is 3% -Remember that the seller has already agreed to pay this to the buying agent for bringing a buyer for their property. If you use a traditional agent they will receive the commission not you.

4.

Your rebate on this property is $14,400 - $1,995 (for the first 3 showings) and -$1,995 (for unlimited showings ) = a credit to you of $10,410. Our commission will never exceed the commission already paid by the seller.
